  • Seller's agent coordinates property showings

  • Buyer's Agent searches the MLS for listings to match Buyer's needs
  • Shows property to potential buyers

  • Seller's agent received offer and shows Seller

  • Buyer’s Agent and Buyer go to showings, write up contract
  • ACCEPTED OFFER!!

  • Buyer's Agent makes offer to Seller Agent
  • Seller's agent orders condominium documents, leasehold documents and association documents (if applicable)

  • ACCEPTED OFFER!!!
Day 1
  • Buyer's agent opens escrow and initial deposit is given to Escrow company
Day 2
  • Buyer applies for loan
Day 5
  • Buyer to hire professional home inspector to do home inspection
  • Seller completes seller's disclosure statement and Seller's agent delivers statement to Buyer's Agent
Day 10
  • Buyer receives seller's disclosure and either approves or disapproves
Day 14
  • Buyer and home inspector do property inspection
  • Seller's agent delivers condominium documents (if applicable)
Day 21
  • Buyer approves or disapproves of condominium documents (if applicable)
  • Escrow provides preliminary title report
  • Seller provides clear title
Day 23
  • Escrow provides preliminary title report
  • Buyer makes additional deposit (if applicable)
  • Seller's Agent orders termite inspection
Day 30
  • Buyer chooses termite inspection company
  • Seller does interior/exterior cleaning of property
Day 31
Day 38
  • Buyer receives final loan approval from Lender
Day 40
  • Schedule final walk through of property
  • Schedule signing with Escrow
Day 41
  • Schedule signing with Escrow and Lender
  • Down payment/closing funds to Escrow

  • Proceeds disbursed to Seller 
  • Seller's Agent delivers keys to Buyer's Agent
